In June of 2020, James was retained by the owners of a boutique, high end art and furniture auction company to assist in the purchase and zoning approval of a new standalone commercial building in a high visibility area to serve as their operations center, and staging area for their auctions.

After over a year of searching, the clients chose to move to Lake Worth Beach Florida, to undertake a gut renovation of a large property, 1217 N Dixie Highway. To complete this transaction, James assisted in zoning submittals, soliciting bids from the various trades, and consultation on construction practices, in which he is well versed, plus the normal duties that are performed by a commercial realtor. James went above and beyond to make his clients happy, and after a long process, they have achieved success in creating an auction space that is of the highest caliber. The sale closed in September of 2021 for $1,200,000, and the renovation is close to completion as of July 2022.  The tenacity and professionalism of both James and his clients are what made this transaction possible.
