The property was purchased with the objective of Luxury Single Family home development, which had taken off in the Town of Palm Beach after the end of the Great Recession. James located the opportunity, and through the analysis of the local land market, brought this opportunity to his clients. He negotiated a price and delayed closing that both worked in the interest of his client. This deal was the first Multi Million dollar transaction James brokered, and also was his first development deal. The existing structure was demolished and a new 5,300 square foot single family home was built and sold. The project was a resounding success.
